EOI: acquisition of industrial office & workshop building in bultfontein, free state

Eskom seeks to acquire an industrial (office and workshop) building for outright purchase in Bultfontein, Free State Operating Unit. The requirement is for a minimum of 2,500 m² office building, 3,000 m² workshop, and 4,500 m² vacant land, including at least 15 parking spaces, with a total land and built area not exceeding 1 hectare. The building must be professionally presented, approved for office use, and have clear ownership documents. This EOI is a market-testing exercise to inform Eskom’s plans and is not an invitation to bid.

Property owners or authorized agents with clear legal title to properties meeting the minimum specifications (2,500m² office, 3,000m² workshop, 4,500m² vacant land, 15 parking spaces, max 1 hectare total) located in industrial sectors of Bultfontein, Free State. Properties must have all necessary permissions, approvals, and municipal plans in order. Buildings should be ready for possession and occupation.

The premises must meet the following requirements:

• Located in the industrial sectors of areas around Bultfontein, Free State.
• Minimum specifications:
• 2,500 m² office building.
• 3,000 m² workshop.
• 4,500 m² vacant land.
• Minimum of 15 parking spaces.
• Total land and built area must not exceed 1 hectare.
• The building must project a professional and aesthetically pleasing appearance.
• Must be approved for office use.
• Must have clear and unambiguous ownership documents.
• Municipal plans must be in order, with all structures (including carports) appearing on approved municipal 'as-built' plans.
• Respondents must provide details including: name of owner, contact details, location, size, layout, amenities, asking price, condition of plumbing, electrical and HVAC systems, known defects, nuisance factors, noise levels, and future developments planned for the area.

Eskom will inspect the offered premises for preliminary shortlisting. Inspections may include:

• Verification of the condition of plumbing, electrical, and HVAC systems.
• Confirmation that municipal plans are in order, with all structures (including carports) appearing on approved municipal 'as-built' plans.
• Assessment of known defects, nuisance factors, noise levels, and future developments in the area.

This is a market-testing exercise and not a formal bid. Key compliance notes:

• Eskom reserves the right to terminate, amend, or reject any or all submissions at any stage without notice.
• No information submitted will be treated as confidential.
• Respondents must not submit sensitive or confidential information.
• All costs incurred by respondents are their own responsibility and will not be borne by Eskom.
