Eskom Distribution, a division of Eskom Holdings SOC Ltd, manages the logistics and distribution of electrical materials and equipment nationwide. It operates 17 Regional Distribution Centres (RDCs) and over 325 Customer Network Centres (CNCs). This EOI seeks to establish a Regional Distribution Centre (RDC) in Nelspruit, Mpumalanga, to serve as a strategic hub for storing and distributing electrical components and equipment to support Eskom's network operations in the region. The objective is to test the market for suitable, strategically located distribution facilities that support high-volume logistics, business continuity, and modern supply chain operations.

Submit your Expression of Interest (EOI) electronically via the Eskom E-Tendering portal (https://etendering.eskom.co.za) by the closing date and time. Your proposal must include: property location and site layout plans, gross lettable areas (warehouse, office, yard), building specifications and age, utility capacities (power, water), fire and safety compliance confirmation, title/zoning/approval status, availability date, and commercial terms (optional). Include the name of the owner, contact details, and full facility details. Eskom reserves the right to conduct site inspections and request additional information. Do not submit confidential information, as all submissions may be used without acknowledgment of the source.

Selection is based on the details submitted in the EOI. Shortlisted respondents will be invited for site inspections, and selected organizations will be notified to submit detailed offers and terms. Preference will be given to facilities that: offer A-grade or B+ grade warehouse and office specifications, are ready for immediate occupation, have all necessary approvals/occupancy certificates/zoning permissions in place, and require minimal capital upgrades.

Facility must meet the following requirements: Covered warehouse space of 3,000–10,000 m² (excluding office space), minimum 8–13 m clear internal height, high floor load-bearing capacity for heavy racking, FM2 or equivalent polished concrete floors for MHE operations. Yard space must be fully paved, accommodate Superlink trucks (22 m turning radius), and include external staging/open storage. Dedicated office/admin space required: modern, climate-controlled, well-lit, with ablutions, staff amenities (canteen, change rooms), and a security control room/reception area (preferred). Location must be in an established industrial zone in Nelspruit with direct access to major arterial/national routes and public transport. Mandatory safety standards: automatic sprinkler system, fire hose reels, portable extinguishers, smoke detection/extraction, minimum two emergency exits, full compliance with local fire authority and OHSA. Utilities: racking systems compliant with load-bearing/safety/fire standards, sufficient electrical supply, energy-efficient LED lighting, sized water/sewer connections. Strong preference for business continuity features: backup power (generator/alternative energy), backup water supply, and additional redundancy systems (solar, UPS). Security: fully fenced, access-controlled, 24/7 security, CCTV, guard house/access gate (preferred). Parking: minimum 15 covered bays, additional uncovered parking, and truck parking/queueing.

Commercial terms (purchase price, lease price, or lease-to-own terms) are optional but may be included in the EOI. Respondents are responsible for all costs incurred in preparing and submitting their proposals. Eskom will not bear any resultant costs.

No specific compliance certifications (e.g., B-BBEE, CIDB) are explicitly required. However, respondents must confirm fire and safety compliance (local fire authority and OHSA), title/zoning/approval status, and provide all necessary legal documentation for the facility. Submissions must be made via the Eskom E-Tendering portal, and all information provided must be non-confidential.

Mandatory safety standards for the facility include: fully compliant automatic sprinkler system installed throughout the warehouse and racking areas, provision of fire hose reels and portable fire extinguishers, installation of smoke detection and extraction systems, a clearly marked minimum of two emergency exit routes, and full compliance with local fire authority regulations and Occupational Health and Safety Act (OHSA) requirements.
