Submit one original and two copies of the tender document in a sealed envelope. The envelope must clearly reflect the tender number and description. The tender follows an 80/20 preference point system (80 for price, 20 for specific goals). A minimum functionality threshold of 65% is required; bidders scoring below this will be disqualified. Functionality is evaluated based on: Location (20), Property Size (20), Management of Outsourced Services (15), Maintenance Plan (10), Facility Management Team (10), Project Methodology (15), and Site Inspection (10).

Provision of office accommodation in Kimberley CBD, Northern Cape, for 36 months. Requirements include: Minimum 250m2 office space, 9 carport/basement parking bays on-site, universal access (disability-friendly), and proximity within 3km of Kimberley CBD. The landlord must provide a maintenance plan and facility management services (security and external maintenance).

Pricing must be in ZAR (inclusive of VAT) and remain valid for 120 days. Bidders must complete the provided pricing schedule, including annual escalation rates. Payment is made within 30 days of a substantiated invoice. No performance security or insurance bonds are required.

Mandatory: CSD registration, signed SBD forms (3.1, 4, 8, 9), proof of property ownership (Title Deed), approved municipal building plans, letter of funding support, letter of commitment to requirements, and OHS/Fire/Electrical compliance undertakings. The property must not be a heritage site.
