Works: construction of new ablution facilities at Dangenie Senior Primary School. The site is the existing school. No work or installations by others. A desktop geotechnical report is available on request. The contractor must provide a 4 x 3m site office with concrete floor, at least two windows, lockable, with tables and chairs for meetings. A lockable container or structure with a concrete or steel floor is required for material storage. The contractor must provide water, electricity, telephones and toilet facilities on site. Three full sets of as-built drawings must be submitted to the Principal Agent no later than 14 days after practical completion.

The contractor must produce a Method Statement outlining construction methods and labour and plant resources when required by the Principal Agent. Approval of the method statement does not relieve the contractor of responsibility for execution. The contractor must provide additional manpower and resources if work falls behind programme.

The contractor must study all available drawings at the Principal Agent's offices to understand cost implications. The contractor must record construction breaks and concrete pours on the structural engineer's drawings. Site instruction and daily record books must be maintained on site. Weekly labour and plant records must be provided to the Principal Agent. The contractor must provide samples, shop drawings and workmanship samples as required. The bill of quantities is priced according to the Standard System of Measuring Building Work, Seventh Edition. The contractor must price all items individually and not lump them into a single sum. Medical examinations (baseline and exit) and noise monitoring (noise zones and audiograms) are required. The contractor must provide temporary barrier fencing (1.8m high, SANS approved weld mesh with 80% HDPE green netting) and gates. The costs must include a Community Liaison Officer (CLO).

The contract is a State Contract under the JBCC Principal Building Agreement Edition 4.1, March 2005, with the JBCC Preliminaries May 2005. No payment guarantee will be provided. The principal agent will arrange formal signing once the priced bill of quantities, security, insurances and waiver of lien are provided. Dispute resolution is by mediation followed by litigation. The law of the Republic of South Africa applies. The contractor must attend to defects progressively during the defects liability period. Water leakage into the building is classified as a latent defect unless proven to be a design defect or storm damage. The contractor is responsible for any encroachment onto adjoining properties and for the cost of remedial measures. The principal agent may direct the order of execution and require additional resources to meet the programme.
