Closing: 4 December 2026 at 11:00.
Contract period: 10 calendar months.
Pricing: bill of quantities — bidders enter rates and amounts against each measured item, with measurement under the Model Preambles for Trades (2008 Edition) and the Standard System of Measuring Building Work. The earthworks, concrete/formwork/reinforcement and plumbing and drainage sections are provisional, so quantities may be adjusted.
Payment condition: a desludging certificate must be provided before payment is released for demolition of the toilets.
Site risk carried by the contractor: excavation sides must be supported at the contractor's cost, the water table sits at roughly 1000mm with silty clay to about 500mm, surplus excavated material must be carted to a dumping site the contractor locates, and old materials become the contractor's property with a credit allowed in the final summary.
Technical compliance: roof trusses require TR1 and TR2 certification, concrete cube testing must be done by an independent firm approved by the architect, and samples of all masonry units (minimum six units) must be submitted.
