Scope: Construction of recreational facilities at Witpoort Dam Phase 2 comprising:

Access road: 650 m × 6 m reserve, cleared, shaped, compacted to 93% Mod AASHTO; 150 mm G5 subbase and 150 mm G5 imported filling; 200×300 mm precast concrete kerbs (800 m); 80 mm interlocking grey concrete pavers on 25 mm sand bed (2 400 m²); tie-in to existing tar road (6 m saw-cut).
Internal roads: 1 400 m × 3 m reserve; similar pavement layers (5 100 m²); 60 mm interlocking grey concrete pavers; 200×300 mm precast concrete kerbs (3 400 m); tie-in to existing paving (10 m).
Conservancy tanks (4 units): Excavation in soft material and rock (70 m³ each); 150 mm reinforced concrete base slab; 220 mm brick/block walls with cementitious waterproofing; 150 mm reinforced concrete cover slab with heavy-duty lockable access covers; 110 mm and 160 mm uPVC sewer pipework (240 m and 120 m); precast manholes (12); ventilation pipes (2.5 m) with cowls and fly-screens; water-tightness testing.
Sewer lines: 790 m of 110 mm uPVC Class 34 pipeline; trench excavation in soft material and hard rock (50/50); river sand bedding; 22 precast manholes (1 050 mm dia, 1–2 m deep) with Class D covers; concrete encasement at road crossings (40 m); CCTV inspection provisional sum R65 000.
Water network: Two boreholes equipped with stainless steel submersible pumps, 160 m rising mains, safety cables, headworks, non-return and isolation valves, bulk water meters; automatic control panel, GSM telemetry, tank level and pressure monitoring, surge protection; electrical supply (200 m), MCC, earthing, lightning protection, COC; 1 200 m of 50 mm HDPE PE100 PN16 pipework (SANS 4427) with welding, pressure testing; valves (12 gate, 6 air release, 6 non-return, 4 washout) and chambers; 20 building connections with tees, reducers, 20 mm service pipe, shut-off and pressure reducing valves, meter connections; 20 000 L elevated steel sectional water tank (SANS 1731) with internal/external ladders, instrumentation, overflow/scour/outlet fittings; 20 m high structural steel tank stand (8 tons, SANS 10162/2001) with foundations, corrosion protection; fire hydrant, booster pump set, control panel, suction/discharge pipework; 5 fire hose reels (30 m) with signage; 20 × 9 kg DCP fire extinguishers with brackets and signs; 40 directional emergency signs, 4 assembly point signs, 4 evacuation boards; hydrostatic testing, flushing, disinfection, fire system testing, operator training, as-built drawings.

General: Rates include labour, materials, plant, transport, supervision, testing, wastage, overheads and profit. All fittings and sundries deemed included unless separately measured. Excavation rates include temporary support, dewatering, trimming, disposal. All pipework hydrostatically tested per SANS. All electrical work supplied with Certificates of Compliance. Fire protection systems tested and approved by authority having jurisdiction. As-built drawings and operation manuals required on completion.
